The AMR Real Estate Asset Manager will assist to implement fleet strategy and execute plan for existing fleet lease actions within agreed budgets, financial targets and timescales.

Key Qualifications

• Minimum 7+ years of work experience in Retail Asset Management, Retail Lease Administration, Real Estate Accounting or Retail or mixed use Property Management with experience negotiating retail commercial leases
• Minimum of 3+ years managing external resources
• Ability to interpret complex commercial leases
• Excellent analytical, statistics or financial experience required
• Excellent organizational and problem solving skills
• Excellent communication skills (both verbal and written)
• Self starter who is comfortable working independently
• Ability to multi-task, work successfully under pressure and effectively manage time and workload

To assist in developing comprehensive AMR Retail Real Estate 5 Year Plan with internal partners including Real Estate, Market Analysis, Finance, Preservation and Sr. Market Director.

Negotiate lease actions with landlords in accordance with 5 Year Plan. Lease actions include lease extensions, rent reviews /Fair Market Value negotiations, options, first rights of refusal and all other contractural rights. Secure internal approvals required for lease actions.

Execute lease actions in accordance with 5 Year Plan in collaboration with internal partners including Legal and Lease Administration.

Ensure alignment of strategic lease actions with internal partners.

Work with Asset Management Lead in evaluation of asset opportunities and optimization of expense management to improve country level and store level P&L.

Reassess AMR 5 Year Plan with internal partners.

Evaluate store specific Fleet Recommendations with each lease action to ensure the right action is taken and recommend changes were appropriate.

Evaluate asset opportunities and optimization of expense management to improve country level and store level P&L.. Responsible for driving down country and store specific OPEX through each lease action.

Provide real estate services to AMR real estate teams and assist Preservation when appropriate

Assist Asset Management Lead to develop tools, processes and procedures for AMR Asset Management. Develop and maintain project files and documents.

Monitor and maintain critical dates, lease actions and real estate issues. Provide recommendations for any real estate issues.

Act within financial, planning & systems controls.

Develop and maintain Landlord relationships.

Actively identify initiatives in the management team and organizationally that contribute to long-term operational excellence.

Contribute to short and long-term organizational planning and strategy as a member of the Asset management team

Communicate effectively between multiple departments and vendors.

Contracts and Payments: Ensuring all Asset Management vendor contracts are in place and vendors are paid on time for the lease actions activated

Manage the tracking of payments and budget

Support Asset Management Lead to provide direction to senior managers in various areas, groups and/or operations
