Description: Description About the Position: Lead and direct the operations and maintenance of 164 buildings throughout the service territory as well as Mail and Reprographics services.
Position Responsibilities (including but not limited to): Lead and Direct the Facilities Maintenance organization to ensure that all facilities are in compliance with all applicable codes and regulations to maintain a safe environment. Advise on effective use of physical resources to improve operational efficiency. Lead, motivate and develop the facilities team, prioritize work and allocate resources in order to ensure results are delivered in line with business objectives. Monitor and control allocated human and material resources, maintaining financial and progress forecasting in order to ensure the day to day operation of National Grid’s facilities are delivered according to schedule and within budget. Establish key performance targets to optimize business performance in line with Nation Grid strategic Priorities. Leads the development and administration of the O&M budgets. Participates in annual budget estimates, and works with jurisdictional presidents to identify present and future maintenance/technical needs for the properties. Provide oversight and leadership in implementing contractual requirements and service level agreements in order to meet service specifications and deliver against facilities business objectives. Attend meetings with company leadership, union officials, local, county and state agencies to ensure National Grid facilities continue to run efficiently and safely. Translate functional policy into processes and procedures that drive greater efficiencies for National Grid and ensure compliance with SHE (Safety, Health, and Environmental Department) and regulatory standards including corporate policies, procedures and internal controls to ensure protection of assets and minimization of overall costs and risks. Administers the Departmental Safety Program and oversees the investigations of personal injury, equipment failures and incidents including vehicle and property damage incurred in connection with Facilities activities. Identify major building improvement/repairs/replacements and collaborates with Director of Facilities Projects to establish job specifications and the scope of work for these jobs. Provides leadership to Regional Managers in building improvement/repair projects to assure compliance with job specifications, contract documents and building regulations and codes. Collaborates with Regional Managers and other outside sources if necessary to implement a preventive maintenance system and control procedures for all sites within the region. Leads the Management and coordination of general requirements of facility space including environmental and regulatory requirements. Reviews properties regularly to assure compliance with all fire and safety codes and regulations. Leads the development of contracts with vendors, participates in purchasing negotiations and is the contract administrator for all major contractor work related to National Grid buildings - cafeterias, HVAC, snow removal, grounds care, etc. Oversees contractor safety performance. Recommends and oversees the training programs for Facilities’ staff to develop and enhance job skills and to ensure federal and state law compliance and employee growth and development. Qualifications Knowledge & Experience Required: Bachelor’s Degree in Engineering, Engineering Management, Building Technology or related discipline and 10+ years direct experience in Commercial Property Management and/or building/facilities management. Experience directing skilled personnel in a union environment, including contractors and an in- depth knowledge of the facility industry. Detailed knowledge of CAFM and space planning systems, work scheduling associated with those, and knowledge of associated databases. Detailed knowledge of Building Management Systems Demonstrates strong interpersonal skills including human resource management, negotiations and communications. Detailed knowledge and understanding of legislative and regulatory issues affecting the industry. Demonstrates the ability to anticipate obstacles and think ahead about next steps. Ability to network internally and externally and to develop successful, long-lasting business partnerships with others and seeks to understand and challenge business scenarios to the benefit of all parties. Budget control, leadership, coaching, staff improvement, and automation experience is necessary. Staff oversight for multiple locations and experience with establishing and driving metrics and performance. Capability Requirements: Must be able to initiate and follow through with various projects. Multi-tasking and effective organizational skills are essential. Must be able to coordinate several activities at once, quickly analyse and resolve specific problems and cope with frequent deadlines. Must possess strong contract negotiation skills. Must possess excellent verbal and written communication skills and be able to establish effective working relationships with both internal and external customers at all levels. Must be able to travel to work locations in MA, RI and NY Extensive knowledge of commercial/industrial electrical, plumbing, HVAC systems and Energy Management Systems Extensive knowledge with NFPA Life Safety Code, BOCA Building Code, ASHRAE standards, etc. Extensive knowledge of Data Center operations including Computer room cooling, UPS and emergency generator systems Knowledge of hazardous and regulated materials including Asbestos, Lead, PCB and CFC Job Dimensions: Employees:~ 129 (not including contractors) Budget: ~40 million
